Headline: clear question or concise case-study (no clickbait). Use first-person for deal postmortems; 300–800 words with concrete numbers, comps, and a specific ask. Tone: professional, civil, practical. Upvoted: actionable deal analyses, lessons learned, local market insight. Removed/downvoted: pitches, apps/startups, syndication/lending offers, link-only posts, or anything that reads like self-promo/guru marketing.
